According to statistics released by the MIBOR REALTOR® Association, median sale prices are up in both areas when compared to prices this time last year. A Look at Housing Stats

There were 286 residential, single-family homes sold during the month of August in Johnson County. The median sale price for sold homes was $203,500. This amount shows a significant increase from the $182,200 recorded this time last year. The number of new listings was 310. This amount is slightly down from the 329 in August 2018.

There were 167 residential, single-family homes sold during the month of August in Greenwood. The median sale price for sold homes was $217,500. This amount shows a slight increase from the $215,500 recorded this time last year. The median listing price was $224,900. This amount is also up from the $217,450 in August 2018.

What Does this Data Mean?

August began with a total of 395 single-family homes listed without an offer in Johnson County. This is a significant change from last year’s 452. There were 134 single-family homes listed without an offer in Greenwood. This number is also significantly lower than the 184 Greenwood homes in August 2018.

There’s currently a 1.4 months supply of real estate inventory in both Johnson County and Greenwood. This number remains consistent when compared to statistics from this time last year. For the market to be considered balanced, there would need to be a 6 months supply of inventory available on the real estate market.

What does this mean for home buyers?

Johnson County had 310 new listings in August, which is slightly less than last year’s 329. Greenwood had 172 new listings. This number is essentially the same as last year’s 173. Competition is strong for newly listed homes in both areas. How can you get the edge?
