A Look at Housing Stats

There were 248 residential, single-family homes sold during the month of August in Johnson County. The median sale price for sold homes was $182,200. This amount shows an increase from the $172,900 recorded this time last year. The median listing price was $189,700. This amount is up from the $178,700 in August 2017.

There were 139 residential, single-family homes sold during the month of August in Greenwood. The median sale price for sold homes was $216,000. This amount shows an increase from the $200,000 recorded this time last year. The median listing price was $200,000. This amount is down from the $219,950 in August 2017.

What Does this Data Mean?

September began with a total of 772 single-family homes listed without an offer in Johnson County. This is down from last year’s 893. There were 502 single-family homes listed without an offer in Greenwood. This number is down slightly from the 575 in August 2017.

There’s currently a 3 months supply of real estate inventory in both Johnson County and Greenwood. This number remains consistent when compared to statistics from this time last year. For the market to be considered balanced, there would need to be a 6 months supply of inventory available on the real estate market.

What does this mean for home buyers?
