According to statistics released by the MIBOR REALTOR® Association, new listings are up when compared to numbers from this time last year. A Look at Housing Stats

There were 330 residential, single-family homes sold during the month of September in Johnson County. This number up from the 248 sold last month and the 302 sold in September 2017. The median sale price for homes was $186,000. This amount shows an increase from the $160,000 recorded this time last year. The median listing price was $189,900. This amount is up from the $174,900 in August 2017.

There were 205 residential, single-family homes sold during the month of September in Greenwood. This number is showing an increase from the 139 sold last month and the 174 sold in September 2017. The median sale price for homes was $204,950. This amount shows an increase from the $181,500 recorded this time last year. The median listing price was $199,000. This amount is down from the $190,565 in September 2017.

What Does this Data Mean?

October began with a total of 1,155 single-family homes listed without an offer in Johnson County. This is down from last year’s 1,257. There were 665 single-family homes listed without an offer in Greenwood. This number is down from the 722 in September 2017.

There’s currently a 4 months supply of real estate inventory in Johnson County and a 3 months supply in Greenwood. This number remains consistent when compared to statistics from this time last year for Johnson County, but Greenwood is showing a decrease from the 4 months supply in September 2017. For the market to be considered balanced, there would need to be a 6 months supply of inventory available on the real estate market.

What does this mean for home buyers?

Johnson County had 388 new listings in September, which is just up by 30 units from last year’s 358. Greenwood had 226 new listings. This number is up from the 200 new listings this same time last year. When compared to stats from last month, new listing numbers are down. This means that competition is still strong for available homes in both areas.
