According to statistics released by the MIBOR REALTOR® Association, median sale prices are up in both areas when compared to prices this time last year. A Look at Housing Stats

There were 1,255 residential, single-family homes sold during the month of June in Johnson County. The median sale price for sold homes was $204,500. This amount shows an increase from the $201,000 recorded this time last year. The number of new listings was 314. This amount is slightly down from the 346 in June 2018.

There were 151 residential, single-family homes sold during the month of June in Greenwood. The median sale price for sold homes was $222,000. This amount shows a significant increase from the $197,000 recorded this time last year. The median listing price was $220,000. This amount is also up from the $200,000 in June 2018.

What Does this Data Mean?

June began with a total of 350 single-family homes listed without an offer in Johnson County. This is down from last year’s 410. There were 155 single-family homes listed without an offer in Greenwood. This number is essentially the same as the 157 from June 2018.

There’s currently a 1.3 months supply of real estate inventory in both Johnson County and Greenwood. This number remains consistent when compared to statistics from this time last year. For the market to be considered balanced, there would need to be a 6 months supply of inventory available on the real estate market.

What does this mean for home buyers?

Johnson County had 314 new listings in June, which is slightly less than last year’s 346. Greenwood had 178 new listings. This number is up from the 187 new listings this same time last year. Competition is strong for newly listed homes in both areas. How can you get the edge?
