According to statistics released by the Indiana REALTOR® Association and MIBOR, new listings were up last month when compared to numbers from this time last year. A Look at Housing Stats

There were 113 residential, single-family homes sold during the month of January in Johnson County. This number down from the 179 sold last month and the 168 sold in January 2018. The median sale price for homes was $175,000. This amount shows an increase from the $158,000 recorded this time last year. The median listing price was $175,000. This amount is up from the $159,900 in January 2018.

There were 62 residential, single-family homes sold during the month of January in Greenwood. This number is showing a decrease from the 103 sold last month and the 81 sold in January 2018. The median sale price for homes was $189,900. This amount shows slight decrease from the $190,000 recorded this time last year. The median listing price was $192,450. This amount is down from the $199,900 in January 2018.

What Does this Data Mean?

There’s currently a 1.8 months supply of real estate inventory in Johnson County. This number is down slightly when compared to statistics from this time last year for Johnson County. For the market to be considered balanced, there would need to be a 6 months supply of inventory available on the real estate market.

What does this mean for home buyers?

Johnson County had 192 new listings in January, which is just up by 19 units from last year’s 173. Greenwood had 110 new listings. This number is up from the 92 new listings this same time last year. When compared to stats from last month, new listing numbers are up. But, the overall low number means that competition is still strong for available homes in both areas.
